Update on Title Release Dates and Civil Works

Since the successful launch of Warralily on 19th June 2010, over 320 new homesites have been sold to purchasers who have chosen to build their home in the new Warralily community.

Our latest milestone was the recent town planning approval for the subdivision and the subsequent commencement of civil works earlier this month.

Arriving at this point where construction is now underway has been a significant achievement. It has relied on the collaboration of many different authorities to plan and prepare for the construction phase. As Geelong’s first master planned community, it is certainly exciting to see Warralily on its way to becoming a reality.

Being the first fully master planned development of its kind in this region, it has taken additional time to have all of the necessary referral authorities provide their final approvals. We have been working very closely with these organisations to expedite the approvals as quickly as possible. The approvals process coupled with the unseasonal weather and resulting ground conditions further delayed construction works.

We are pleased to advise that earthworks have now commenced on site and construction is underway. However these delays will therefore impact the anticipated title release date of your homesite.

The following table indicates the new title release dates for each stage that has been sold.

We recommend that purchasers contact their builders (if they have chosen one) and advise them of this date change, as this will affect when they are able to commence the construction.

In the lead up to the first titles being released in September, Warralily will be busy preparing to welcome its first residents. Roads and footpaths will be installed, and the foundations will be set for Warralily’s extensive parklands, waterways and cycling and walking paths.

This will include the first stage of the Armstrong Creek wetlands restoration and best practice storm water management system that, will effectively manage the area’s water storage, storm drainage and water flow.

These carefully planned works will increase the width and depth of Armstrong Creek in some sections while channelling water into surrounding wetlands to preserve and enhance vegetation. Importantly, it will also restore the creek to a meandering, fully landscaped creek system that all Warralily residents can enjoy.

In the meantime, we look forward to September when the first titles are released and construction of Warralily’s first homes can begin.
