Warralily selling a block a day

Since going on sale in June 2010, the first Warralily precinct has now almost sold out with 95% of home sites purchased by eager buyers. With this initial allotment almost exhausted, new precincts Warralily Promenade and Warralily Coast will soon be released to keep up with buyer demand.

Ten months after officially launching in the market, Warralily at Armstrong Creek is establishing itself as Victoria’s major project within the Geelong region.

Since going on sale in June 2010, the first Warralily precinct has now almost sold out with 95% of home sites purchased by eager buyers. With this initial allotment almost exhausted, new precincts Warralily Promenade and Warralily Coast will soon be released to keep up with buyer demand.

Eric Dick, Managing Director of RPM Real Estate Group said the impressive sales figures are not surprising given the location and value of the home sites available.

“Warralily’s affordability is a major drawcard for locals wanting to remain close to the coastal lifestyle, as well as Melbournians looking to make the move from Melbourne’s metropolitan fringe,” he said.

“We are seeing areas that have traditionally offered affordability such as Point Cook and Werribee being superseded by interest in Geelong with Warralily providing a massive 40% price advantage to Point Cook and 8% to Werribee when comparing recent sales results on 400m2 of land.”

“The great interest we’ve had is no doubt also reflective of a buyer desire to build their home in a brand new community offering full community infrastructure, surrounded by green open spaces and within a short drive to Geelong, the coast and to Melbourne via the ring road.”

In the coming weeks, Warralily will move into its next phase with the release of Warralily Promenade. The new precinct will offer home sites with creek frontage, a 5km walking track around the precinct’s perimeter, a proposed school nearby and flat, clear land on which to build.

Warralily General Manager Mark Whinfield said that sales are expected to continue to be strong with the introduction of Promenade having particular appeal to those seeking to set themselves up in a new family home.

“We envisage that first home buyers who are keen to snap up the current first home buyers grant before the end of June will be particularly interested in what Promenade has to offer” he said.

“Add to this our Warralily Coast precinct and the Warralily estate will satisfy every segment of the market by offering real choice for buyers.”

The Warralily Coast Sales Office on the Surf Coast Highway opened at the start of the year and is currently taking expressions of interest. Already hundreds have registered in preparation for the official land release with buyers keen to build their home within easy reach of the coast.

“Those registering interest are seeking their own slice of the sea change and have been attracted to the excellent location of the precinct with its proximity to Barwon Heads, Torquay and the rest of the coast,” Mr Dick said.

The entire Warralily estate is the first master planned community in Geelong and features the first residential land released to market within the wider Armstrong Creek region. Nestled between Geelong and Torquay, Warralily offers easy access to the Surf Coast’s famous beaches, the award winning wineries on the Bellarine Peninsula, and Geelong’s vibrant CBD and waterfront.
